When precision is
non-negotiable.

In divorce proceedings, estate settlements, and tax appeals, a generic appraisal is a liability. Numbers without clear analysis fall apart under scrutiny.

Common Questions

What you should
know.

How long does an appraisal take?
Most residential appraisals are completed within 5 to 7 business days from the property inspection. Complex properties or appraisals supporting legal proceedings may take 7 to 10 days. I always confirm timeline expectations before beginning.
What does a residential appraisal cost?
Fees depend on the property type, purpose, and complexity. Standard residential appraisals typically range from $500 to $800. We provide a firm fee quote before any work begins, so there are no surprises.
Will your appraisal hold up in court?
Yes. Every report is prepared to a standard that holds up under scrutiny, whether it is needed for court or not. My analysis follows USPAP guidelines and I work alongside your attorney to make sure the report supports your case.
What areas do you serve?
I serve the greater Portland metro area, including Multnomah, Clackamas, and Washington counties. Portland, Lake Oswego, West Linn, Tigard, Beaverton, Milwaukie, Oregon City, and surrounding communities.
How is your appraisal different from a Zestimate?
Automated valuations use algorithms and public data. They cannot inspect a property, assess condition, or account for unique features. A certified appraisal involves on-site inspection, comparable analysis, and professional judgment. It is the only valuation recognized by courts, lenders, and the IRS.
